The site occupies a well-located position between David Street and Front Row. The existing office buildings constructed towards the end of the 20th century no longer meet modern office demand and do not make the most efficient use of land in such close proximity of Leeds Train Station and the City Centre for Employment use.
The surrounding area has undergone major transformation in recent years, with new residential and commercial developments creating a more vibrant urban environment. The site sits at the edge of Holbeck Conservation Area, the design quality and contextual sensitivity are central to our approach of the site’s redevelopment.
The site forms part of a broader 2.2-hectare allocation in the Local Plan, identified for up to 20,790 sqm of office floorspace and 288 new homes. The redevelopment will help deliver part of this long-term vision.
